WHAT IS AN EICR?

An EICR is an Electrical Installation Condition Report – also known as a periodic inspection – and it helps ensure the safety and condition of the electric wiring in the property. If there are any faults present, an EICR will pick them up.

WHAT DOES AND EICR PERIODIC INSPECTION INCLUDE?

1. INITIAL DISCUSSION


You should discuss any limitations, such as not checking cables in walls or in commercial premises and any operational limitations.


2. SAMPLING SOCKETS


For commercial periodic’s, a contractor may agree a sampling rate for what percentage of sockets would be tested.


3. TESTING


A full range of initial verification testing should be carried, in agreement with the customer.


4. REPORT


You will then receive your Electrical Installation Condition Report. This is not a certificate , but a report that covers the safety of the electrical installation.


5. COVER LETTER


Any remedial work recommended will be detailed on the cover letter of the EICR.


WHY DO YOU NEED AN EICR?

Over half of accidental domestic fires in the UK are caused by electricity and you should have your electrics checked periodically to ensure installations have not degraded.

If you have just moved house and you aren’t sure on the condition of the electrics in your home, an EICR is the quickest way to ensure there are no faults.

Your home insurance may specify that you must be able to prove your home is electrically safe and this can be done with an EICR. Failure to do so, could invalidate your insurance.

Landlords should do their best to ensure their property is electrically safe by having an EICR carried out on their property every 5 years or at the end of each tenancy.

Landlords in Scotland are required by law to guarantee that their property is electrically safe for tenants, and be able to provide proof. This proof is obtained through an EICR.
